Renovating in Brussels: a few local rules
Every project is different, but a few points come up again and again for international owners. We check them with you before any works start.
- Permits are generally requested from the municipality (commune). Changes to volume, façades or the number of housing units usually require one — see urban.brussels.
- Architects are required for many works that need a permit; some works are exempt.
- Co-ownership: in apartment buildings, works affecting common parts need the agreement of the owners’ association.
- Energy certificate (PEB/EPB): required when selling or renting a home in Brussels.
- Renovation grants: the Brussels Renolution grants are currently suspended for new invoices — check renolution.brussels before relying on any aid.

Can you manage a renovation while I live abroad?
Yes. That is exactly what a single point of contact is for: we coordinate the trades on site and keep you informed with regular written updates and progress photos, so you can take decisions remotely.
Which languages do you work in?
English, French and Turkish. Quotes and technical documents are usually drafted in French; we can explain every line in English.
Do I need a permit or an architect?
It depends on the works. In Brussels, permits are generally handled through the municipality (commune), and many permit-requiring works also require an architect. Some works are exempt. We help you identify what applies to your project before works start. See our guide for expats.
Do you take on smaller jobs?
Yes — from a bathroom or a structural opening to a full renovation, as long as we can follow the project properly.
